Ideally office-based (Hybrid working 1/2 days from home after successful probation period of 6 months)

  • Salary: £35,000 - £45,000 plus Mileage

Key Responsibilities
  • Ensure the smooth running of your portfolio
  • Proactively manage your portfolio in accordance with management agreements and lease terms
  • Manage all contractors and oversee major works projects
  • Draft and serve S20 notices and manage related projects
  • Coordinate, chair, and attend AGMs
  • Prepare agendas and minutes for board meetings
  • Communicate with residents, developers, and RMCs to foster harmonious relationships
  • Handle conflict resolution and manage on-site staff
  • Manage service charge budgeting and ground rent collection
  • Approve invoices and ensure properties are insured, handling claims and renewals
  • Ensure lease compliance and handle deed transfers, lease variations, and extensions
  • Conduct site visits, check health & safety, and oversee maintenance works
  • Manage fire risk assessments and Legionnaires' disease compliance
Minimum Requirements
  • At least 1-3 years' experience as a block manager, including section 20s and service charge budgets
  • Experience with property and block management companies
  • Experience managing mixed portfolios including RMCs
  • Ideally ATPI qualified
Desirable Skills
  • Excellent customer service, IT, and communication skills
  • Full UK driving license and own vehicle
  • Industry qualifications like IRPM, RICS, IOSH
  • Knowledge of relevant legislation (Landlord & Tenant Act 1985, etc.)
