Role Overview
As a Senior Repairs Supervisor, you will lead a team of multi-trade operatives and subcontractors to deliver high-quality maintenance services. Your focus will be on managing a wide financial spectrum of works, from 200 minor repairs to 50k complex disrepair projects. You will play a critical role in mitigating legal risks by ensuring damp, mould, and structural issues are handled with technical precision.
Key Responsibilities
Operational Oversight: Manage a busy schedule of reactive repairs, ensuring the direct labour force (DLF) and external contractors meet "Right First Time" targets.
Disrepair Management: Act as the technical lead for legal disrepair claims. You will conduct surveys, specify remedial works, and oversee the completion of jobs to settle Section 11 claims.
Project Scaling: Comfortably manage a diverse workload that includes small-scale maintenance tasks and larger refurbishment projects valued up to 50,000.
Inspections: Perform pre-inspections to diagnose faults and post-inspections to ensure quality compliance and resident satisfaction.
Financial Control: Monitor job costs against the Schedule of Rates (SORs), manage variations, and ensure all works stay within budget.
Health & Safety: Enforce strict H&S standards on-site, including regular site audits, Toolbox Talks, and ensuring all RAMS are followed.
Requirements
Essential Experience & Qualifications:
Extensive experience supervising repairs within a Social Housing environment.
In-depth knowledge of HHSRS (Housing Health and Safety Rating System) and Building Regulations.
Proven ability to manage both small-volume reactive jobs and high-value remedial projects.
Strong background in diagnosing damp, mould, and structural building defects.
A valid UK Manual Driving Licence.
Technical Skills:
Proficiency in using repairs management software and mobile working PDA devices.
Strong commercial acumen with experience using Schedule of Rates (SORs).
Excellent resident liaison skills, specifically in handling sensitive or disgruntled tenants.
