
Site Manager - Roofing

SearchTech is recruiting an experienced Site Manager for an established specialist roofing and construction contractor delivering projects across London and the South East.
The Site Manager will take responsibility for the safe, high-quality and programme-compliant delivery of roofing and associated construction projects.
This is a hands-on management position requiring someone who is comfortable taking ownership of a project, managing subcontractors, maintaining high health and safety standards and representing the business professionally with clients.
Subcontractor management is a particularly important part of the position. You will be expected to ensure subcontractors deliver their full scope to the agreed programme, quality and safety standards.
The role also offers the opportunity to support and develop Trainee and Assistant Site Managers.
Key Responsibilities Health, Safety & Wellbeing- Take ownership of health and safety standards across assigned sites.
- Lead by example and promote a proactive safety culture.
- Ensure compliance with RAMS, statutory requirements and company H&S procedures.
- Conduct regular site inspections and ensure corrective actions are completed.
- Support the discharge of Principal Contractor duties under CDM Regulations.
- Maintain awareness of relevant Building Safety Act requirements.
- Investigate accidents, incidents and near misses and implement preventative actions.
- Ensure compliance with Working at Height Regulations and site-specific controls.
- Stop unsafe working practices immediately where identified.
- Hold subcontractors to the same safety standards as directly employed personnel.
- Encourage an environment where employees and subcontractors feel confident raising safety concerns.
- Ensure roofing systems are installed to the required manufacturer specifications and guarantee standards.
- Take ownership of workmanship and quality across each project.
- Coordinate associated works including rooflights, smoke vents, solar PV, green and blue roofs, metalwork, cappings and scaffolding interfaces.
- Identify defects and implement appropriate remedial solutions.
- Ensure works comply with drawings, specifications and agreed project scope.
- Identify deviations and potential problems as early as possible.
- Maintain accurate inspection, quality and sign-off documentation.
- Manage completion and project handover, with a focus on minimising outstanding defects.
- Ensure digital site management and reporting systems are used accurately by the site team.
- Manage subcontractors against agreed programmes and project requirements.
- Identify potential delays early and request appropriate recovery plans.
- Escalate risks where project delivery may be affected.
- Reject work that does not meet the required standard.
- Ensure subcontractors comply fully with project H&S requirements.
- Ensure the complete subcontract scope is delivered.
- Prevent undocumented scope changes or substitutions.
- Identify and record subcontractor variations and changes promptly.
- Maintain professional, firm and constructive relationships with subcontractors.
- Identify cost risks including delays, defects, rework and scope changes.
- Communicate commercial risks promptly to the Contracts Manager.
- Identify and accurately record variations.
- Maintain accurate records of labour, plant and material usage.
- Provide information required for valuations and job costing.
- Attend project reviews and job costing meetings where required.
- Provide accurate site information to support commercial decision-making.
- Set high standards of professionalism across the site.
- Take responsibility for the condition, organisation and conduct of the project environment.
- Make sound operational decisions independently while escalating significant issues appropriately.
- Support the development of Trainee and Assistant Site Managers through coaching and structured feedback.
- Build positive relationships with clients and project stakeholders.
- Resolve site-level issues quickly and professionally wherever possible.
- Communicate clearly and proactively with clients, subcontractors and internal management.
- Current SMSTS certification.
- Proven experience independently managing roofing, cladding or associated construction projects.
- Strong experience managing subcontractors against programme, quality and health and safety requirements.
- Good working knowledge of CDM Regulations and site management responsibilities.
- Experience identifying and recording variations on live construction projects.
- Comfortable using digital site management and reporting systems.
- Strong written and verbal communication skills.
- Confident dealing with clients, subcontractors and internal teams.
- Full UK driving licence.
- NVQ Level 3 or above in Roofing, Construction Management or a related discipline.
- Roofing system/manufacturer accreditations.
- First Aid at Work certification.
- Experience delivering projects within public sector, defence, education or healthcare environments.
- Experience working under framework contracts.
- Leadership or management qualification.
